Detached House - Derbyshire

Bubnell Hall is a superb Grade II listed family house situated on the edge of the popular village of Baslow in the heart of some of Derbyshire’s most desirable countryside. The house is built of sandstone under a stone slate room and dates back to the mid 17th century. The property has been added to over the centuries and now represents one of the most important houses in the area.

The Hall is approached through a large set of private gates, over a formal driveway to the large parking area adjacent to the front door. The Hall is dominated by stone mullioned windows on the front elevation and the impressive nature of the house is immediately apparent on arrival.

Ground floor: The front door gives access to a wide entrance hall giving a good indication of the stature of the rooms internally. The drawing room lies in the south-eastern corner of the house and is a superb panelled room with a particularly high ceiling and a large open fireplace. There is an inner hall leading into a charming dining room with a further open fireplace and storage cupboards. On the western side of the house is a cosy study for informal entertaining as well as a large ballroom with two sets of double doors leading onto the gardens. The utility room lies beyond. The kitchen is on the northern side of the property and is separated into a dining area and cooking area with immaculate kitchen units surrounding three sides of the property and an AGA as well as a central island. There is a second utility room beside the kitchen with a full range of built-in storage cupboards and a separate sink. Steps lead down to a wine cellar which is well fitted with a range of storage bins, ideally suited for the storage of wine.

First floor: A fine staircase leads to the first floor which is separated into two levels. The lower level incorporates four bedrooms, a family bathroom, an office and sewing room beyond. A small flight of steps leads to an additional bedroom as well as the master bedroom suite which incorporates a superb bedroom, en suite bathroom and dressing room. There is a separate bedroom and bathroom up a private staircase.

Second floor: The stairway continues to the second floor where there are four further bedrooms, a store room and a large family bathroom.

Buildings: Immediately adjacent to the main house is the games room and swimming pool building. The building is built of attractive sandstone and is currently separated into a reception room, large open plan billiard room with a gym beyond. A door leads from the reception room into the swimming pool which is a superb room with the swimming pool measuring 26’11” x 20’, all incorporated with a traditional barn. There is a changing room adjacent with a shower, W.C and sauna. A four bay garage is situated to the end of the swimming pool building.

Gardens, grounds and land: Bubnell Hall is approached up a private driveway passing well tended lawns on both sides of the drive and some superb mature trees. There is a generous parking area in front of the main house and a raised area of garden to the east. The gardens continue to the rear of the house, passing a summerhouse and store room as well as a utility/W.C, fruit cages and raised beds. There are additional lawns and a hard tennis court with the summerhouse beside. The grounds continue to a separate courtyard adjacent to the garage with a further range of useful outbuildings.

The land lies to the north of the main house and is separated into a large field, currently laid to grass with a smaller enclosed field adjacent. The land is well suited for grazing.
